What is asbestos and why is it dangerous?

Asbestos is a group of naturally occurring fibrous minerals that was widely used in UK buildings until it was banned in 1999. When asbestos materials are damaged or worked on, they can release fibres. Breathing them in can cause serious lung diseases, usually many years later. Asbestos in good condition that is left alone is not a risk in itself.

Could my home contain asbestos?

HSE says asbestos may be present in any home or other building built or refurbished before 2000. Common places include asbestos cement garage roofs and flues, textured coatings such as Artex, floor tiles, insulating board in ceilings, soffits and partitions, and lagging on pipes and boilers.

Can I tell if something is asbestos by looking at it?

Accepted Answer

No. Many asbestos materials look the same as asbestos-free ones. The only way to confirm it is to have a sample analysed by a laboratory accredited to ISO/IEC 17025 (UKAS in Great Britain). HSE recommends the sample is taken by a trained person, such as a surveyor or analyst.

Should asbestos in good condition be removed?

Not necessarily. HSE says asbestos in good condition that is unlikely to be damaged is often best left where it is and checked from time to time. Slightly damaged material can sometimes be sealed or enclosed by a trained person. Badly damaged material that can't be protected should be removed.

What diseases can asbestos cause?

HSE names four main diseases: mesothelioma, asbestos-related lung cancer, asbestosis and diffuse pleural thickening. Symptoms can take between 15 and 60 years to appear. HSE's latest statistics put asbestos-related deaths in Great Britain at around 5,000 a year.

I think I disturbed asbestos once. Should I be worried?

HSE says many short, accidental exposures are likely to have involved very few fibres, with little likelihood of long-term harm. If you are concerned, speak to your GP and ask them to note the possible exposure on your record. HSE does not recommend routine X-rays after an accidental exposure.

What should I do straight after disturbing something that might be asbestos?

Stop, keep people out of the area and close the door. Don't sweep, dust or use an ordinary vacuum cleaner. Don't try to clean it up yourself unless you are trained; damaged lagging, sprayed coatings or large amounts of insulating board must be cleaned up by a licensed contractor. Then get the material assessed.

No law requires one when a private home is bought or sold. Many people still choose one for an older property, especially before renovating.

No. HSE licenses contractors for higher-risk removal work, not surveyors. HSE strongly recommends using a surveying organisation accredited by UKAS to ISO/IEC 17020.

HSE advises homeowners not to repair or remove asbestos without training for non-licensed asbestos work, and strongly encourages using trained professionals. Sprayed coatings, lagging and insulating board should only be removed by an HSE-licensed contractor.

Sprayed coatings, pipe lagging, loose-fill insulation, asbestos millboard, most work on asbestos insulating board and cleaning up significant amounts of asbestos debris. Most work on asbestos cement, textured coatings and floor tiles doesn't need a licence but must be done by trained workers, and some of it must be notified in advance.

Ask for their licence details and check them against the list of current licensed asbestos contractors that HSE links to from its licensable work page. Licences last up to three years, so make sure the list is current.

How do I get rid of asbestos waste?

Accepted Answer

Asbestos is hazardous waste and must not go in household bins. Some council tips accept small amounts of bonded asbestos from householders, often for a charge and double wrapped. Rules vary, so check with your council through GOV.UK's asbestos in your home page. Asbestos removed by a contractor is their waste to dispose of.

Who has a legal duty to manage asbestos?

Under Regulation 4 of the Control of Asbestos Regulations 2012, whoever is responsible for maintaining or repairing non-domestic premises, and the common parts of blocks of flats, must manage asbestos: find it or presume it, keep a register, assess the risk and keep a management plan under review. The duty does not apply inside private homes or individual flats.

What do landlords of rented homes need to do?

The duty to manage covers common parts, not the inside of each let home. Work a landlord arranges in a tenant's home must be done safely, and contractors must check for asbestos before disturbing the fabric. In England, homes must be fit for human habitation, and exposure to asbestos is one of the hazards assessed under the Housing Health and Safety Rating System.

Are the asbestos regulations changing?

HSE consulted on targeted changes to the Control of Asbestos Regulations 2012 between November 2025 and January 2026, including making independent appointment of clearance analysts a legal requirement. As of September 2026 no response had been published and the regulations are unchanged. In May 2026 HSE decided to keep the control limit at 0.1 fibres per cm³.

How much does asbestos removal cost?

It depends on the material, amount, access and where you live. Checkatrade's April 2026 guide says most removal jobs cost between £950 and £3,750, and a management survey for a two to three bedroom home typically costs £150 to £350 (May 2026). Always get a written quote.
