Asbestos Removal Cost UK: Typical Prices and What Affects Them
Typical removal and survey prices from Checkatrade's 2026 guides, why quotes vary, and how to compare them.
How much asbestos removal costs depends mostly on what the material is, how much there is and how easy it is to get to. There are no official prices, so this guide uses the typical ranges published in Checkatrade's 2026 cost guides, explains why quotes vary, and shows how to compare them. Treat every figure as a rough guide, not a quote.
Typical prices
Checkatrade's asbestos removal cost guide (last updated April 2026) reports:
- most asbestos removal jobs: £950 to £3,750
- removing an asbestos cement garage roof: £950 to £3,750, average £2,100, with a replacement roof costing extra
- removing an Artex ceiling containing asbestos in a 20m² room: around £2,750 to £6,000
- domestic removal of Artex ceilings and asbestos tiles: £175 to £350 per m², average £225
- encapsulation (sealing asbestos in place): about £33 per m²
- a survey before removal work: £200 to £1,000, depending on the size of the property
Checkatrade's survey cost guide (May 2026) gives £150 to £350 for a management survey of a two to three bedroom home, and £300 to £400 for a refurbishment or demolition survey.
We haven't found a reliable, dated source for the price of testing a single sample, so ask a laboratory or surveyor for a quote.
Why quotes vary
The type of work. HSE splits asbestos work into three categories, and the controls required affect the price:
- Licensed work, such as sprayed coatings, lagging, loose-fill insulation and most asbestos insulating board, must be done by an HSE-licensed contractor. It is notified at least 14 days in advance, usually done inside an enclosure, and finished with a four-stage clearance by an accredited analyst.
- Notifiable non-licensed work, such as large-scale removal of textured coatings by steaming or gelling, must be notified before it starts and done by trained workers under medical surveillance.
- Non-licensed work, such as removing asbestos cement sheets without breaking them, is done by trained workers following HSE's Asbestos essentials guidance.
Quantity and condition. More material, or damaged material that needs careful cleaning up, takes longer.
Access. Roofs and high ceilings may need scaffolding or access equipment.
Waste. Asbestos is hazardous waste. It has to be wrapped, labelled and taken to a site that can accept it, and in England the business carrying it must be registered with the Environment Agency.
Making good. A new roof, ceiling or floor afterwards is often priced separately.
Location. Labour and disposal costs vary around the country.
Do you need to remove it at all?
Not always. HSE says asbestos in good condition that is unlikely to be damaged is often best left where it is and checked from time to time, and slightly damaged material can sometimes be sealed or enclosed by a trained person. Removal is usually needed when material is badly damaged and can't be protected, or when it is in the way of building work.
Comparing quotes
- Get more than one written quote for the same scope of work.
- Check what's included: survey or sampling, scaffolding, enclosure, air testing, waste disposal, clearance certificate, making good.
- Ask which category of work it is and why.
- For licensed work, check the contractor against the current licensed asbestos contractors list that HSE links to.
- Be wary of a quote far below the others: it may leave out steps the law requires.
Doing it yourself
HSE advises homeowners not to repair or remove asbestos without training for non-licensed asbestos work, and strongly encourages using trained professionals. If you do end up with a small amount of bonded asbestos to dispose of, some council tips accept it from householders for a fee. Devon County Council, for example, charges £21.30 per sheet or bag (checked September 2026). Check your own council's rules through GOV.UK's asbestos in your home page.
